Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 15 New Canaan Way, from my perspective.
Recently, I have had the fortune of listing and selling homes that tend to have most of what today's buyer is looking for, and 4 Blue Mountain Road is no exception. Though the layout is unique, and the home has no basement, there are so many unique and wonderful features of the home.
When you drive up to the home, you immediately notice a large, well-manicured lawn and flower beds. There is a 1 car garage, a door leading to the garage, and a large front deck, perfect for sitting and enjoying your coffee in the morning, or in the evenings, as the sun sets at the back of the home, leaving a cool, shaded place for enjoyment.
When entering this well-maintained ranch, there is a formal dining room in front of you, a formal living room to the left, and the kitchen to the right. The hard wood floors track through all of these rooms, but the kitchen is what really catches the eye. As you enter this great room with high ceilings, with beams through the kitchen, a skylight letting in additional natural light, and recessed lighting. The kitchen itself is completely updated, with a large island, granite counters, stainless steel appliances, a large chef-quality gas-stove, and more counter and cabinet space than you can imagine. There are many features to describe in this kitchen, but I will leave the rest to those who visit - for now, I will describe it as a 'caterer's quality kitchen'.
This kitchen is enhanced by the family room directly attached to it - a space also with high ceilings, and a comfy atmosphere. There is a fireplace at the center of the room, and access to the back patio as well as the laundry/mud room, garage, and half bath. This half bath is fully updated, and no work needs to be done in any of these spaces.
Into the living room, on the other side of the entrance, you find another comfortable room, with a large, brick fireplace at the center of the room. At the end of this room, you will find access to the three bedrooms, and two additional bathrooms. The bedrooms are all of large size, with other types of character, such as built-ins and a unique, re-purposed door from 5 Mile River connection in the master bedroom to its en-suite bathroom. Both of these bathrooms, the hallway bathroom specifically, are newly updated.
What really stands out in this home, is the multiple entertaining spaces that center on the large back patio. Before we exit the home, from the living room, there is a trapezoidal sun-room, with many windows and screens on either side. This room has slate floors, and wood beams above your head - it leads outside to this back patio,
Shaded by the trees of the woods, and the roofs of the home, this blue-stone back patio gets sunlight during the morning and afternoon, and is otherwise shaded throughout the evening. Not yet mentioned, but what really makes this space an excellent entertaining space, is that the home wraps around the patio, leaving the fully-fenced yard to do the rest of the work, creating immense privacy. There are spaces for a dry bar, the back of the fireplace is open so additional fires can be made - in other words, cooking in the back yard. The mature plantings, and flower beds, and the rest of this back yard round off a home meant for entertaining.
Not to forget, this home is in a neighborhood surrounded by large homes, and only a few minutes from different sorts of shopping parks, schools, and more.
This is no cookie-cutter home, and that is a beautiful thing. This home cannot be done justice without seeing it, as all the updated, finished spaces lend value to entertain in a way that was intended with the original builder. If you seek something that no other buyer can have, then this is the home for you.
Property Address: 10 Leslie Lane, Norwalk CT
Listing Price: $669,000
Status: CLOSED @ $645,000
Bedrooms: 4 | Bathrooms: 3.5 | Square Feet: 2,576
Garage: 2 Car Attached | Central Air | Excellent Condition | In-Law Apartment
Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 10 Leslie Lane, from my perspective.
There is a certain pleasure in listing a home that literally has every checkoff mark for a buyer, and 10 Leslie Lane gives you everything you are seeking in Norwalk. In this case, I will list these for you:
Needless to say, there is more, but these are generally exactly what buyers are seeking in a home, especially under the $700,000 mark. Let me tell you about my experience walking through this great home.
Upon arriving on the street, immediately you notice the neighborhood is full of well-maintained homes, all more expensive than 10 Leslie Lane, inherently increasing the value of this home. At the end of this cul-de-sac, the home has great curb appeal upon arrival. The brand new driveway sticks out, and takes one thing off a list that might otherwise be necessary for a new buyer.
The grounds are well-maintained, with plantings all over the home, front and back. The yard in back also appeals to a buyer seeking entertaining and fun space.
When entering the front door, you are greeted by a foyer, and a classic center-hall colonial. Straight ahead, you end up in the kitchen, with brand new tile floor. The kitchen is spacious, and has some stainless steel appliances, as well as recessed lighting, and a bay window. All of this, in good condition.
At the back of the kitchen, you notice the great room, with cathedral ceilings, wood beams, a wood-burning stove, hardwood floors, and so much space. There is also a sunroom off this space, as well as a half-bath, and closets. You can go directly to the back deck with awning, and back yard from this room. But, you get to appreciate how epic this room really is, and how comfortable it can be for you and your family/friends when entertaining.
There is also a formal living room, and dining room, one with new carpet, the other hardwood floors, both of good size. The living room also has a fireplace. These extra spaces give a homeowner enough real estate for a huge party, or a small gathering, whichever you prefer.
The upstairs has new hardwood floors in the four bedrooms, and master suite. The master suite has a walk-in closet, and private bathroom. The other bedrooms are all spacious, and would share the hallway bathroom. If you needed more storage, the attic is there to fulfill your needs.
This home has a bonus, full-finished basement, that can be used in many ways. You can make this apartment into an in-law area, with only a few stairs to access from back, or no stairs from the two-car garage. This apartment has two rooms, a partial kitchen, and a full bathroom. Perfect for many purposes.
There is excess storage on all floors, as well as newer windows, and plenty of natural light. Combine all of this with access to New Canaan, and a backyard that abuts the Dolce Walking Paths, and you have a home with so many awesome features that make it likely to run off the market.
As I mentioned, this home has all the little things you might want, and the potential to invest some sweat equity into the home, thus increasing the value over time. Situated in a perfect location, on a cul-de-sac, with Fox Run as the elementary School in West Norwalk, and with new floors, driveway, and more, your dream home awaits. It has it all, ready for a new buyer to take it an run!
Property Address: 35 E Hills Drive, New Canaan, CT
Listing Price: $450,000
Status: CLOSED @ $455,000
Bedrooms: 3 | Bathrooms: 1.5 | Square Feet: 1,056
Full Basement | Radiant Heat Floors | Excellent Condition
Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 35 E Hills Dr, from my perspective.
There is something to be said of a home that shows as if everything were recently renovated, and 35 E Hills Drive in New Canaan falls comfortably in that category. This home has had all new updates done in the past five years, but the homeowner maintained the updates like no other owner I have ever seen.
When you arrive at the street, you notice already what a perfect location it really is, with walk to downtown New Canaan, something highly valued if you are a local. Matched with the cul-de-sac that has ample parking, and the privacy of the unit itself, backing up to a hill and river, the location cannot be more desirable.
Now, match the location with the price, and we have a home that is truly unique in this small town, given the lack of anything under $600,000, especially with walk to town. It really is the best home on the market as a transition into the New Canaan school districts, and town.
Upon entering the home, the first thing you notice is the open concept, with living room, dining room, and kitchen, all exposed as one. The hardwood floors are noticeable, as are the windows lending lots of natural light. Upon further inspection, you notice the kitchen looks brand new, because it was lightly used since renovations were complete, leading to what might as well be called 'new'. The granite counters, stainless steel appliances, and recessed lighting all make sense. The backsplash and colors are also well-designed.
There is also a breakfast bar, a hood over the oven, and enough cabinets for a pantry, plus.
The kitchen accesses the private, large deck in the back, and sounds of the stream downhill. Inside, there is also access to the powder room, also in like new condition.
On the top level of this townhome, there are three bedrooms, again with hardwood floors, and new paint. The full bathroom has a light green/white theme, and is also new. In case you don't notice, the floors are heated and the towel warmer further improve this space. There is an attic, and besides the many closets, that would serve perfectly as storage space.
In the lower level, there are three rooms, the first of which can be used as a play room, den, or family room. There is a separate bedroom at the back, with a large closet, perfect for nanny quarter's or aupair suite. The laundry room and utility room are also located downstairs - in addition to more closets and storage.
Once back on the main level, looking at your large living room, you can begin to imagine moving in, and enjoying the entertainment-ability of this home.
35 E Hills Dr in New Canaan is offered at $450,000 - the lowest priced home on the market. For Norwalk/Stamford prices, you get all the amenities of New Canaan, including the school district and accessibility to down town, as well as a home in turn-key condition, ready for you to move in to. Don't let this opportunity pass - call to check it out immediately!
Property Address: 2 Silwen Lane, Norwalk CT
Listing Price: $426,960
Status: CLOSED @ $407,500
Bedrooms: 3 | Bathrooms: 1.5 | Square Feet: 1,694
Garage: 2 Car Attached | Central Air | Excellent Condition
Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 2 Silwen Lane, from my perspective.
Having grown up in a raised ranch myself, there is something special about this type of home - and 2 Silwen is no exception. Located in the Wolfpit area, a couple of minutes from Route 1, and walking distance to Wolfpit Elementary School, this home couldn't be closer to it all.
As I mentioned, the layout of this home is a raised ranch, so when you enter the front door, you can go up, or down. Either way, you are greeted with a pleasant foyer, and the sight of a grand living room. As you enter this space, you notice the cathedral ceilings, the large windows, and enough space for many people to entertain.
Directly on your right is a kitchen, perfect for the family chef. The kitchen is fully updated, with ample cabinet space and a pantry, granite counters, and stainless steel appliances. You can choose to eat at the dinner table, or use the breakfast bar in the island. Either way, there is enough space to have friends and family over, and avoid them getting in the chef's way. What is especially nice, is the access to the double-deck - one deck off the kitchen, with stairs down to a larger deck, furthering the potential of enjoyment by your guests.
The outside has a small yard, that is perfect for throwing a ball, but not so big that mowing the lawn becomes a pain.
Back inside, through the hallway from the living room, there is a full bathroom in great condition, with a granite vanity, and newer tilework, as well as your three bedrooms. Each bedroom is of great size, with hardwood throughout. The master bath is a half bath - also in great condition, lending privacy where there otherwise might be none. The closets are large in each bedroom, and everything is in excellent condition.
There is also a laundry/mechanical room, with plenty of storage space. The 2 car garage rounds out an otherwise awesome home.
With central air conditioning, a security system, and a few other nice features, this home becomes a perfect way to step into your first single family, or the perfect down-size alternative.
There is something to be said about a turn-key home, with large spaces in every room. 2 Silwen accomplishes so much for the would-be buyer, all within close proximity to Route 1, and everything else you might want near a home, including parks, schools, and transportation. Offered at a steal, at $426,960, come and check this out, before it is gone!
Property Address: 182 Silvermine Avenue, Norwalk CT
Listing Price: $499,000
Status: CLOSED @ $485,000
Bedrooms: 4 | Bathrooms: 2.5 | Square Feet: 2,782
Garage: 2 Car Attached | Central Air | Excellent Condition
Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 182 Silvermine Avenue, from my perspective.
On my first visit to this home, I immediately felt at home, given my childhood spent in Silvermine. This area maintains a history, and charm, that is unmatched in Norwalk. In this case, going down the driveway, to the home that is set far off the main road, you get an air of privacy that is unexpected elsewhere in town.
The large windows allow light, but you cannot see your neighbors, and they can't see you. Hardwood throughout the main level enables a level of cleanliness that is desired with today's buyers. Exit to the large deck from this living room, or journey to the half bath, and kitchen from this area.
The kitchen has some newer appliances, and has a size that creates great future potential, once the kitchen is done serving it's useful life - though many years away. The kitchen also has access to the deck, through a small laundry room. Luckily, the space in the basement can accommodate moving that laundry room, if desired in the future. This kitchen also accesses the 2 car garage, with high ceilings, and plenty of space. Otherwise, go right through to the dining room.
In my experience, every buyer is looking for one thing when it comes to the second level, and that is spacious bedrooms. 182 Silvermine Avenue does no disappoint. The hardwood floors throughout the second level, and the big bedrooms make these spaces perfect. The ample storage closets also add to the appeal. The common, full bathroom is in great condition, as is the bathroom in the master suite. There are sliders in the master that allow natural light, and fresh air, when necessary.
182 Silvermine has everything my buyers typically look for - it is a colonial, with a large family room, some potential in basement and ultimately in the kitchen, a large, flat yard, a deck, 4 large bedrooms upstairs, hardwood throughout, and so much more. This, all for $499,000, located in historic Silvermine, secluded, private, yet 5 minutes from the highway and Merritt.
I may be a salesperson by career, but I don't need to sell this one. I just need to urge the necessity for haste, if you are to buy this home.
All sales in January for single family homes in Norwalk.
Total units: 41
Joe's Take: Home sales have stayed consistent, considering the time of the year. Homes closing in January were likely under contract by November/December, i.e. Holiday season. With that said, the mild winter has helped contribute to a good amount of closings in Norwalk. Let's see how the closings in March and April fare, considering the weather's impact. As you can see, the vast majority of sales were below $500,000, keeping with trends in this city.
