Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 152 Hurlbutt Street, from my perspective.
The ubiquitous and overused real estate saying, 'Location, Location, Location' holds true for 152 Hurlbutt Street in Wilton. As homeowners search for the perfect home for their families, and specifically dependent on school district, this property hands them the perfect option.
As new construction in Wilton is selling for over a million, this home stands out from the crowd as a completely rebuilt antique, that maintains the charm of this 19th century colonial, while establishing the modern touches required in any new construction. The septic is new, the well is new, the furnace is new, as are the condensers for air conditioning, the kitchens and bathrooms are all new, the floors are new, the roof is new....you get the point.
Upon driving by this historic area of Wilton, you arrive at 152 Hurlbutt and already notice the attention to detail, with the original barn still intact in the back, acting as a 2-car detached garage.
You enter the front door of this home, into a formal living room, with a small bonus room which can be used as an office, immediately to your left, and a staircase up in front of you. What is most striking, are the 12-24 inch hardwood floor panels, throughout this level. You also notice some of the reclaimed wood from the original structure increasing the charm to this room. The home has a central flow, so you can enter the formal dining room, with access to a front deck immediately to the right of the living room.
The dining room leads to the kitchen or family room: The family room, with a few steps down is open, airy, and bright. It has many windows, and ample space (over 400 square feet) for setting up a cozy room for the family to spend all of their time. You would have noticed on your way down to this room, a second staircase that leads to the bedrooms, making getting down to breakfast a breeze!
On the way to the kitchen from the family room, there is access to the back deck. As you enter the large eat in kitchen, there are all modern updates - new white cabinets, new lighting, new appliances, granite counters, and breakfast bar, and more storage and counter space than you need. There is also a reclaimed window from the original structure in an additional bump out from the kitchen. This provides quite the view of the back yard. A second access to the back deck from here maintains the easy of use of the whole home.
The back entrance off the kitchen has enough space to act as a mudroom, but also accesses a full bathroom, just in case you use that downstairs bonus room as a guest room. In any case, the home circles back around to the formal living room, with access to a large basement, perfect for storage.
Upstairs, there are hardwood floors, and all the updates you would expect from a home in Wilton. Each bedroom is large, none missing the space you would expect. The full bath on the left side of the home is brand new as well. There is a large bonus room in the middle of all the bedrooms, acting as a perfect playroom or for some other use. These types of spaces are getting a lot of credit with today's buyer, as they act as a nice space as the kids get ready for school, or if you would like a meditation space, gym, or however you might choose to use it.
The laundry is also on the second level, with new washer and dryer, and a separate room to store all of your necessary detergents, soaps, etc.
The master suite is a sight to behold, with vaulted ceilings, a ceiling fan, and recessed lights. Here is the final bathroom, fully equipped with a stand-up shower with expert stone work, double-sink vanity, and a new jacuzzi tub for those who require regular, relaxing baths.
The home is magical, and the yard to match. With 2 full acres, you get the best of both worlds - a large, level back yard for any entertaining you might do, and additional wooded lot behind the two-car garage for exploring the wilderness. The lot itself is not so large that cutting grass would be expensive or time consuming, but big enough so you can play any sports, do anything you would do on any green space.
My description of this home cannot possibly do it the justice that would be done if you see it yourself. Match the Wilton schools, among the best in the state, with a home that acts as new construction, all for under $1,000,000, and you understand why I am excited to find the new buyer for this property. Four large bedrooms, three new bathrooms, bonus rooms, and the entertainment-centered layout, make this home perfect for today's buyer!
