Important Details: Property Address: 18 William Street, Norwalk Listing Price: $415,000 Status: CLOSED @ $399,999 on November 7, 2017 Bedrooms: 2 | Bathrooms: 1.5 | Square Feet: 3,056 Expansion Potential | Double-Sided Fireplace | 6-Car Garage Most of the major websites where we (Realtors) market our listings has one major flaw - the inability to hear the true story of a home, before a buyer enters the home. Here is that true story of 18 William Street, from my perspective. I come across truly special homes in my experience as a Realtor, and this is one of them. In this case, it is less about the home as it is, but about what the home can truly be. Let's enter 18 William Street, a spectacular home for any buyer! When you arrive here at 18 William Street, you notice a well-manicured lawn and garden space, and a non-imposing home. You have the convenience of the adjacent street to park extra guests, but the large driveway, and 6-car garage are more than sufficient. Besides this, it is obvious the roof and the siding are almost new, immediately putting a buyer's purse at easy. No doubt, the location has already been noted, close to schools, a quiet area, desirable to today's buyer. ![]() Upon entering the front door, the home shows like a center-hall colonial, where there is an immediate staircase up, and living room to right, and dining area to the left. The living room is large, with a double-sided-fireplace at the far end, that connects a bonus sitting room to the main living area. There is a bay window at the front, and large floor-to-ceiling windows on the back side, overlooking the deck. This makes these spaces as bright as the morning sun. ![]() Next, you enter the kitchen, and a hallway that leads to a breezeway, the deck/addition as well as the basement, and a modest half bath for guests. What is special about this kitchen, besides the general size, is the future potential. With some small modifications for a future buyer, this space can be expanded to that hallway, which would directly connect the kitchen to the deck, the addition, and the breezeway - without seeing it, this is difficult to explain well. The kitchen itself has stainless steel appliances, and is in generally good condition. It is expanded to the front of the house with an eat-in-kitchen area, and opens into the dining room. ![]() This large dining room can be used as such, or as an additional sitting room/family room. It has hardwood floors, another bay window, and plenty of space to lounge. It connects directly to a 6 car garage, with three bays to enter. This 6-car garage can be used in so many ways - as a place to store vans for a business, as a large workshop, or one day as additional living space. But for now, it is open, well constructed, and ready for use! Upstairs, there are 2 bedrooms and a full bathroom in between. The master bedroom is large, with bonus space for furniture, and the second bedroom has a large walk-in closet. Downstairs in the basement, there is a sump pump, the oil tank and furnace, and plenty of space for dry storage. With all of that said, that is the existing home. The potential and value truly lies in the over 1300 square foot framed-out addition that can be currently accessed through the breezeway. Up these stairs you will find an open space, a canvas waiting to be finished. There is electric already wired, and easy manipulation to the buyer's taste. The high ceilings make for potentially spacious and open living. ![]() With all the right permits, this space could be a separate apartment with full kitchen, living room, bathroom, and bedroom, used as a rental space (check with city for legality), or as an in-law suite for family, guests, or parents. The rest of the huge addition could be a large expansion of the upstairs space, turning the home into a colonial with 3-4 bedrooms, and 2.5 total baths, including a master suite with walk-in-closet and its own bathroom. The amazing thing about this space is that it could be anything you want it to be, just let your imagination be your guide. But, importantly, the value will always be there if this is done right! There is something to be said about a home that can be converted into a palace. In this case, adding additional income potential, or selling mom's home also so she can have her own space, makes this practical for today's money-conscience buyer. With some vision, and some patience, this home, located in desirable area of Norwalk, can be quite the gem.
